{"id":1470856,"date":"2024-06-11T23:40:00","date_gmt":"2024-06-12T03:40:00","guid":{"rendered":"https:\/\/bugaluu.com\/news\/?p=1470856"},"modified":"2024-06-11T23:40:00","modified_gmt":"2024-06-12T03:40:00","slug":"chinas-real-estate-crisis-a-new-experiment-in-state-intervention","status":"publish","type":"post","link":"https:\/\/bugaluu.com\/news\/chinas-real-estate-crisis-a-new-experiment-in-state-intervention\/1470856\/","title":{"rendered":"China&#8217;s Real Estate Crisis: A New Experiment In State Intervention"},"content":{"rendered":"<p><span class=\"field field--name-title field--type-string field--label-hidden\">China&#8217;s Real Estate Crisis: A New Experiment In State Intervention<\/span><\/p>\n<div class=\"clearfix text-formatted field field--name-body field--type-text-with-summary field--label-hidden field__item\">\n<p><a href=\"https:\/\/schiffgold.com\/commentaries\/chinas-re-crisis-a-new-experiment-in-state-intervention\/\"><em>Via SchiffGold.com,<\/em><\/a><\/p>\n<p><strong>The real estate market is responsible for anywhere from 20% to over 30% of\u00a0China\u2019s\u00a0GDP (depending on who you ask).<\/strong> And with the latest meltdown that began with\u00a0<a href=\"https:\/\/schiffgold.com\/commentaries\/can-chinas-real-estate-market-survive-evergrande\/\">the implosion of Evergrande<\/a>, the situation just keeps getting worse, inspiring a slew of government interventions beyond the scope of what would be possible in a country like the US.<\/p>\n<p><a href=\"https:\/\/cms.zerohedge.com\/s3\/files\/inline-images\/china-RE-1024x576.jpg?itok=d_ptYDmL\"><\/a><\/p>\n<p><strong>It\u2019s\u00a0a test of\u00a0China\u2019s\u00a0authority,\u00a0and its ability to micromanage what\u00a0was mismanaged\u00a0from the start. <\/strong>With\u00a0China\u2019s\u00a0<a href=\"https:\/\/www.bloomberg.com\/news\/articles\/2024-06-06\/chinese-property-stocks-fall-to-bearish-level-as-concerns-linger-lx2mlkx4\">real estate stocks down 20%<\/a>\u00a0since\u00a0May\u00a0can the CCP, in all its centralized power, prevent a\u00a0full\u00a0meltdown?<\/p>\n<p>China may succeed in kicking the can down the road, but it\u00a0can\u2019t\u00a0save the real estate market \u2014 or economy \u2014 in the long term. Either way, history indicates that the current drawdown likely still has\u00a0<a href=\"https:\/\/www.cnbc.com\/2024\/04\/03\/kkr-says-chinas-real-estate-correction-may-only-be-halfway-done.html\">a long way\u00a0down<\/a>\u00a0to go.\u00a0<\/p>\n<p><strong>This chart shows a run-up to the current route, not long before the liquidation calls began <\/strong>for Evergrande and\u00a0<a href=\"https:\/\/www.reuters.com\/markets\/asia\/country-gardens-hong-kong-liquidation-hearing-further-adjourned-july-2024-06-06\/\">Country Garden<\/a>\u00a0and set the latest RE spiral into motion:<\/p>\n<p><a href=\"https:\/\/cms.zerohedge.com\/s3\/files\/inline-images\/21883.jpg?itok=e_FGRGST\"><\/a><\/p>\n<p><em>You will find more infographics at\u00a0<a href=\"https:\/\/www.statista.com\/chartoftheday\/\">Statista<\/a><\/em><\/p>\n<p><strong>The\u00a0People\u2019s\u00a0Bank of China can directly inject liquidity into a struggling sector.<\/strong> But state-owned companies also get to buy properties at government-set prices. The state and central bank can also change mortgage rates and payment requirements directly, unlike in the US\u00a0where\u00a0banks react to the federal funds rate set by the Fed. China is also loosening general restrictions on who is allowed to buy a home, hoping to\u00a0<a href=\"https:\/\/www.voanews.com\/a\/chinese-cities-lift-curbs-on-buying-homes-as-property-crisis-bites-\/7604187.html\">juice the market<\/a>\u00a0and reduce vacancies, but\u00a0there\u2019s\u00a0a potential catch-22 inherent to all such historic-level interventions:\u00a0<\/p>\n<p>If they stoke concerns among consumers and investors that the crisis is something to be deeply worried about, this can fuel a self-fulfilling feedback loop that\u00a0worsens investor confidence even further.\u00a0<\/p>\n<p><strong>Meanwhile, home buyers who fit the previously stringent criteria for buying homes feel duped now that those\u00a0<a href=\"https:\/\/www.nytimes.com\/2024\/06\/06\/business\/china-real-estate-restrictions.html\">restrictions have\u00a0been eased<\/a>, devaluing their social status and the work they put into the home-buying process.<\/strong>\u00a0With many complexes now having their unsold buildings turned into public housing, citizens who saved\u00a0up\u00a0their whole lives to become homeowners in these areas are\u00a0becoming\u00a0enraged to discover that their complexes will now\u00a0be subsidized.\u00a0Not only does that mean they paid too much, but their\u00a0home\u2019s\u00a0attractiveness as a longer-term investment could drop.\u00a0<\/p>\n<p>According to Goldman Sachs, the current interventions still\u00a0aren\u2019t\u00a0enough.\u00a0<a href=\"https:\/\/www.scmp.com\/business\/china-business\/article\/3265371\/china-needs-inject-us276-billion-property-market-stabilise-prices-goldman-sachs\">A recent report<\/a>\u00a0calls for more liquidity to the tune of $276 billion (\u00a52 trillion yuan) to stabilize housing in major mainland cities, with \u00a520 trillion yuan worth of real estate\u00a0in need of\u00a0a savior.\u00a0<\/p>\n<p><strong>This liquidity would be meant\u00a0to stop prices from\u00a0continuing to plummet\u00a0and allow over-indebted developers to pay back loans and interest.\u00a0But in a market\u00a0in need of\u00a0such an intervention, even once prices stop plummeting, many\u00a0become rightfully hesitant\u00a0to become buyers.<\/strong>\u00a0The below chart of\u00a0China\u2019s\u00a0M2 money supply shows a dip in April 2024. It will be interesting to take another look after\u00a0China\u2019s\u00a0intervention floods the economy with\u00a0<a href=\"https:\/\/www.reuters.com\/markets\/asia\/china-new-home-prices-fall-fastest-pace-over-9-years-2024-05-17\/\">$500 billion yuan worth of relending<\/a>\u00a0programs.\u00a0<\/p>\n<p><a href=\"https:\/\/cms.zerohedge.com\/s3\/files\/inline-images\/image1-2_1.jpg?itok=CcqwP7MM\"><\/a><\/p>\n<p><em><a href=\"https:\/\/www.google.com\/url?q=https:\/\/tradingeconomics.com\/china\/money-supply-m2&amp;sa=D&amp;source=docs&amp;ust=1717774250140211&amp;usg=AOvVaw3pwJf1JnB7K9bCsq5l5tP0\">Source<\/a><\/em><\/p>\n<p><strong>To make matters worse in the longer term, declining birthrate and\u00a0<a href=\"https:\/\/asia.nikkei.com\/Spotlight\/The-Big-Story\/China-s-aging-population-threatens-a-Japan-style-lost-decade\">an aging population<\/a>\u00a0both indicate that demand is not going to\u00a0pick back up enough to fill the apartments and houses built during\u00a0China\u2019s\u00a0decades-long urbanization frenzy.<\/strong>\u00a0This\u00a0is a generational problem that\u00a0goes beyond a single crash, liquidation, or bankruptcy \u2014 and\u00a0can\u2019t\u00a0be\u00a0properly fixed\u00a0with centralized market interventions.\u00a0Beyond that, even people in their prime home-buying age are more\u00a0<a href=\"https:\/\/www.theglobaltreasurer.com\/2024\/04\/29\/understanding-chinas-real-estate-crisis\/\">worried about future earnings<\/a>\u00a0than they used to\u00a0be,\u00a0without the feverish demand for urban homes that characterized so much of\u00a0China\u2019s\u00a0rise to a global economic power.<\/p>\n<p>In a free market, nature determines the winners and losers.
