This CRE downturn\u00a0is set to worsen as remote and hybrid work models drastically reduce demand for\u00a0traditional office towers.<\/p>\n<p><a href=\"https:\/\/www.bloomberg.com\/news\/articles\/2024-07-10\/us-commercial-property-crash-is-set-to-deepen-the-pain-elsewhere\">Bloomberg<\/a> cited data from the Mortgage Bankers Association, reminding us\u00a0that banks will face a <a href=\"https:\/\/www.zerohedge.com\/markets\/1-trillion-2024-cre-maturities-could-lead-hundreds-bank-failures\">$1 trillion\u00a0maturity wall<\/a> of CRE loans at the end of this year. This only means more bank failures are ahead because of the bad property debt held on balance sheets.<\/p>\n<p>&#8220;Compared with the Savings &amp; Loans crisis and 2008, we&#8217;re still in the first or second innings&#8221; when it comes to distressed CRE assets,\u00a0said Rebel Cole, a finance professor at Florida Atlantic University who advises\u00a0Oaktree Capital Management, adding, &#8220;There&#8217;s a tsunami coming and the waters are pulling out from the beach.&#8221;<\/p>\n<p>In a recent note,\u00a0John Brady, global head of real estate at Oaktree, explained,\u00a0&#8220;We could be on the precipice of one of the most significant real estate distressed investment cycles of the last 40 years.&#8221;\u00a0<\/p>\n<p>Brady said that &#8220;unloved&#8221; CRE space will present opportunities for bottom fishing:\u00a0&#8220;Few asset classes are as unloved as commercial real estate and thus we believe there are few better places to find exceptional bargains.&#8221;<\/p>\n<p>Data from\u00a0Preqin show private equity firms are building war chests as the CRE storm is expected to worsen, allowing them to bargain hunt. About 64% of the\u00a0$400 billion of dry powder on the sidelines is intended for CRE investments across North America,\u00a0the highest share in two decades.\u00a0<\/p>\n<p>The\u00a0percentage of office CMBS loans that are 30+ days delinquent just hit a decade high.\u00a0<\/p>\n<p><a href=\"https:\/\/cms.zerohedge.com\/s3\/files\/inline-images\/2024-07-10_08-36-07.png?itok=eNZUzoJS\"><em>Source: Bloomberg<\/em><\/a><\/p>\n<p>Geographically, distressed office loans are piling up in the eastern half of the US.\u00a0<\/p>\n<p><a href=\"https:\/\/cms.zerohedge.com\/s3\/files\/inline-images\/2024-07-10_08-36-19.png?itok=O-MJlqkS\"><em>Source: Bloomberg<\/em><\/a><\/p>\n<p>Meanwhile, Pimco expects more regional bank failures due to bad property debt. Adding to this, a recent\u00a0Oaktree report indicates the number of banks that could fail if CRE prices fell just 20% from peaks would exceed 2008.<\/p>\n<p>Charles McGrath, an associate vice president at Preqin, pointed out that higher borrowing costs for longer indicate a decline in dry powder on the sidelines.
